The homeowners envisioned a Kansas City residence that captured the same sense of comfort and excitement they experienced in their Colorado retreat—a home that balanced thoughtful design, quality craftsmanship, and warmth. The goal was to create a modern home that still felt distinctly Midwestern, fitting naturally within its established neighborhood while offering quiet sophistication.

Designed to feel “right-sized” for two, the home easily expands to welcome family and friends. Living spaces transition seamlessly from daily routines to entertaining, supported by a strong connection between indoors and out. The unusually deep, wooded lot became a central design driver, offering privacy and the opportunity to bring nature into the home through expansive windows, open living areas, and layered natural materials that create a calm, light-filled environment.

The site, however, presented notable constraints. A fixed utility easement limited where the home could be placed, and while the lot sloped slightly from front to back, it wasn’t enough to naturally accommodate the walkout basement the homeowners wanted. City height restrictions and grading limitations near an existing sewer line further narrowed the buildable footprint. South-facing exposure also required careful planning to capture daylight without excessive glare or heat gain.

The design team responded with precise planning and creative solutions. Floor elevations were carefully adjusted, and a small sunken patio allowed the lower level to function as a walkout while creating a private courtyard. Within the compact footprint, circulation was minimized and storage integrated into the architecture, allowing the home to feel open yet efficient.

The result is a warm modern home—layered with natural materials and abundant light—that balances performance, comfort, and timeless design.
