The Oslo is a transformative addition to Overland Park—a four-story, 413-unit multifamily community at the intersection of 135th Street and Antioch Road. Spanning 550,000 square feet, the development draws inspiration from Scandinavian design, setting a new standard for wellness-focused, luxury living.

Blending refined residences with holistic amenities, The Oslo delivers an integrated living experience rooted in health, technology, and community. A comprehensive wellness program includes a spa, yoga studio, golf simulator, sound studio, coworking spaces, and a resort-style pool. Smart technology allows residents to access buildings, control thermostats, and receive package notifications through a seamless mobile app.

Residences range from thoughtfully designed studios to expansive three-bedroom layouts, each featuring adaptable floor plans and clean, modern detailing. Expansive green spaces, a high-tech clubhouse, high-speed connectivity, and walkable access to retail, dining, and recreation further enhance daily life.

Developing The Oslo on a constrained infill corner site required innovative planning. The team maximized density while preserving design integrity, carefully navigating zoning, setbacks, and circulation challenges. Buildings were wrapped along the perimeter to create a strong street presence and screen parking, while vertical massing balanced scale and sophistication.

Outdoor amenities were designed as an extension of the architecture, defined by clean lines and natural materials. A resort-style pool anchors the courtyard, complemented by firepits, cabanas with retractable canopies, grilling areas, a pet spa, dog park, and oversized patios. Warm bronze and copper finishes unify the palette, while a bespoke swing table introduces a playful, communal focal point—reflecting the elevated lifestyle at the heart of The Oslo.
