The rebuild of this home was both structural and emotional. The homeowners purchased an older property and replaced it with a thoughtfully designed single-level home created for their parents as a gesture of lifelong gratitude. Beneath the modest profile lies a finished lower level that expands livable space, while the main floor was carefully planned for comfort, accessibility, and aging in place.

The design merges form, function, and long-term livability through a modern approach rooted in mid-century principles—clean lines, natural materials, and a strong connection to light and landscape. Wide circulation paths, minimal level changes, and clear sightlines create a home that feels open, calm, and easy to navigate. Natural light and familiar textures reinforce a sense of peace and belonging, while open living areas encourage connection and family gatherings.

Building on a narrow lot in an established neighborhood introduced several challenges. Close-set homes left little space for equipment or staging, requiring careful coordination of deliveries, parking, and daily construction activity. Protecting a large front-yard tree that had long been part of the street was also essential. Drainage issues from uneven grading and aging utilities added further complexity during excavation.

Solutions began with detailed site planning. Access points, drainage systems, and grading were addressed early to stabilize the new foundation and protect the finished lower level. Temporary fencing and root barriers preserved the mature tree, while the home’s footprint and roofline were adjusted to support its long-term health.

Architecturally, the home balances modern design with neighborhood character. Low rooflines, horizontal forms, and warm materials allow it to blend naturally into its surroundings.
