The goal of this renovation was to transform an underutilized lower level into a light-filled, functional extension of the home, avoiding a typical “basement” feel. The client wanted a space that blended design, comfort, and practicality while accommodating wet traffic from the backyard and pool.
A key solution was creating a defined wet zone: a drop zone, restroom, and laundry/storage area near the exterior door, providing a natural transition between indoors and outdoors. Ceiling heights were varied to define each zone while maintaining visual flow, and mechanical, electrical, and plumbing systems were reworked to support clean lines. Large-format textured concrete tile was selected for slip resistance, durability, and a modern aesthetic.
Custom white oak slatted walls conceal appliances and storage, with integrated LED lighting and a hidden door for a streamlined look. The team preserved functional elements where possible, reworked framing and layouts to support the wet zone, and rerouted utilities with minimal tear-out. Extensive mockups, renderings, and physical samples ensured alignment with the client’s vision.
Challenges included correcting previous layout and ceiling decisions, managing multiple flooring options, and coordinating concealed utilities behind the slats. The team sourced materials compatible with chlorine and salt exposure, integrated a modern aesthetic with durability, and created a seamless indoor-outdoor connection.
The finished lower level balances functionality, style, and durability while feeling cohesive with the home’s main level. Thoughtful spatial planning, refined material choices, and meticulous problem-solving resulted in a modern, inviting retreat that fully supports the family’s lifestyle and poolside living.
