The vision for this project was to transform a historic Kansas City landmark into vibrant urban housing while preserving the character that made the building an architectural treasure. Built in 1927 and added to the National Register of Historic Places in 1977, the former office building adjacent to the Midland Theatre had long been recognized for its historic significance.

The redevelopment created 135 apartments designed to meet the growing demand for affordable downtown housing. Targeted toward the workforce market, the project aimed to provide attainable price points without sacrificing design quality or historic integrity. This effort also supported the broader revitalization goals of Kansas City’s Power & Light District, helping bring new life and residential energy to the downtown core.

Renovating a nearly century-old building presented complex challenges. Hidden structural conditions—including additional asbestos and unknown elements behind walls—required careful abatement and flexible planning. Integrating modern plumbing, HVAC, and life-safety systems while preserving historic materials demanded close coordination among engineers, preservation specialists, and contractors.

The solution centered on collaboration and thoughtful design. Historic elements—including the marble lobby, original mail chute, and iconic gold entrance doors with a revolving door—were meticulously restored, reinforcing the building’s Art Deco heritage. Throughout the interiors, artwork referencing Hollywood’s golden age pays tribute to performers who once appeared at the neighboring theater.

Today, the restored landmark offers modern living within a historic setting, proving that preservation and contemporary housing can coexist beautifully while contributing to Kansas City’s ongoing downtown renaissance.
