An outbuilding upgrades practical storage space into the ultimate entertaining retreat.
estled amid open skies and sprawling acreage, a storied 1800s-era farmhouse recently welcomed a modern companion: a sleek, metal-clad barn designed with a dual purpose. Separated from the main house by the expanse of two football fields, a circular drive and a working horse barn—fitting for the equestrian-enthusiast family of five that resides in the home—the structure was initially conceived as practical storage for property maintenance equipment.
Yet tucked within its 2,000-square-foot footprint is a warm, inviting space created to immerse guests in a curated country experience.
Stephanie Agne, founder of Retreat Interior Design Studio and formerly the creative force behind Prairie Village’s beloved home decor boutique Golden & Pine, partnered closely with the homeowner to bring the vision to life. Her assignment was to design an interior that radiates character, comfort and layered texture without slipping into rustic cliché.
“We sought to establish a seamless connection between indoor and outdoor spaces, enhancing the overall guest experience,” she says. “We strived to create a unique environment balancing fun with warmth, making it a perfect venue for everything from memorable get-togethers, homecoming picture sessions for one of the family’s high schoolers, and horseback riding adventures with guests to lazy Sundays snuggled under throws watching the Chiefs.”
The homeowner—assuming the ambitious role of both client and general contractor—relied on Agne for design and as a trusted partner in navigating construction logistics and project pacing. Together, they avoided rustic tropes for a more nuanced, inviting, yet undeniably refined aesthetic.
“This was especially important since the barn was built from the ground up, and I wanted the homeowners to feel confident in their decisions throughout the dynamic process,” Agne says. The collaboration proved highly effective, thanks in part to the homeowner’s organizational prowess.
“Exceptional organization skills—crucial when you’re the general contractor,” Agne notes. “Staying focused on ensuring subcontractors remain engaged and busy throughout the construction stage is a big job.”
Agne and a remote general contractor friend helped manage complex timelines, troubleshoot emerging challenges and adapt as needed—all in pursuit of delivering a highly personal, functional retreat. To help the couple visualize the evolving design narrative, Agne enlisted a 3D rendering service that produced images and videos of two distinct interior concepts.
“This approach allowed the homeowners to grasp the intended layout and aesthetic before finalizing decisions,” she explains. “The thoughtful application of design and decor elements ensures the barn exudes personality and elegance, meshing with the client’s vision.”
For the homeowner, the project’s success is rooted in a true meeting of minds.
“Stephanie’s personality is elevated and relaxing,” the homeowner says. “She paid close attention to our ultimate vision and how we wanted to utilize the space. I never felt I had to redirect the river, just sometimes tidy up the edges of the stream.”
The resulting space reflects the clients’ vibrant lifestyle—a backdrop equally suited for quiet family movie nights, spirited photo ops or festive gatherings under wide Kansas skies. It’s a joyful space designed not just for entertaining but for making lasting memories.
