Project vision or goals

After the purchase of this 1970s home on secluded anchorage, these homeowners looked to their architectural backgrounds and friends to give it new life for their future family home. Nestled among the trees, in its Lake Quivira community the home is uniquely private, but the original floor plan of divided spaces, outdated systems and finishes needed attention to better support this family. A deep collaboration between the homeowners, architect, contractor and interior designer lead to a modern design that celebrates the beauty of a holistic project; site, use, aesthetics and performance.

Project challenges
  While each project has its challenges, the specific challenge of how to open the central public spaces of the home while capitalizing on collecting natural light, views and the uniquely private wooded site became a design focus. The architect created a plan that essentially cut and raised the center portion of the home, allowing the change of pitch and lifting the ceiling to allow for new taller glass openings and a space that engages the picturesque setting to the interior.

Another opportunity came when considering how to take on a more responsible approach to the remodel effort. Looking at a higher performing envelope that would minimize the air leakage and offer better healthier systems from an HVAC perspective. Also seeing the opportunity for a quieter and more pleasant interior experience with better performing insulation and tighter build quality. The strategic partnership with a contractor that brings expertise in high performance homes became a critical partner.
Project solutions
  As a team, the design was developed in collaboration to make sure the goals of a high performing and responsible construction were met with thoughtful space planning, and finished with modern timeless material selections that stood in reverence to the dramatic views.

The central core of the home was dramatically replaced with a new standing seam roof that offered a new pitch and higher openings that pour in natural light from both sides. Bridging the views through and expanding the interior of the public spaces, offering dramatic connection to the site. The interior walls were all thickened from standard 2×4 construction to 2×6 which offer additional thermal mass and insulation to achieve a higher R-value. New triple pane windows that meet stringent passive house requirements were used throughout.

The home now functions without the use of natural gas and will be ready for solar or battery backup, bringing technology and modern construction together with timeless modern design for a holistic and responsible renovation to a home this family will enjoy for years to come.
